ドイツ・ベルリンで家探しするときは詐欺物件に注意！

WG-gesuchtを利用して家探しをしていたときに、実際に僕が騙されそうになった詐欺物件の例を挙げようと思います。

やはりインターネットでの家探しが中心になってくるのでドイツでは不動産の詐欺物件が多いようです。

実際に詐欺の被害にあってしまった友人もいました。

実際に僕が被害に合いそうになった事例です。かなり典型的な手法です。

WG-gesuchtで自分の広告を貼って家を探していると、貸し手側から以下のようなメールが来ました。

Hello ,

How are you doing,i’m sure you are good like i do:) i’m christoph i saw your ad request on wg-gesucht.de i have a 22qm room in 2bedroom flat to rent out in BERLIN which has been fully furnished with all kitchen equipment, private toilet, bicycle store, balcony on 1st floor and comfortsofa is the living room. if you are still much interested in renting please revert.

The apartment is 2-bedroom flat , The flat is Well furnished

2-Room-Apartment,the flat is ideal for rental. the apartment has two

bedrooms attached with separate bathroom and Toilet and a modern

spacious kitchen (fit-in appliances) such as central heating, gas,

double glazing, dish washer,washing machine.

The flat is located at

Lenbachstr. 21,10245 Berlin Friedrichshain ,

The apartment is situated at the

first floor of the building, the entire flat cost 1000euro per month

and a caution fee of 1500euro.

while the room cost 350euro per month and a

caution fee of 550euro which is refundable when you are moving out of

the apartment . all charges such as electricity, internet, cost of

gas and water. are included in the monthly rent.. if this suite your

An agreement contract to will be send to you via email for you to printout and sign so as to send me back a copy of the contract with the confirmation of payment receipt in order for me to send you necessary documents and key as an authorize personal by DHL courier prior your moving in date to your address or any designated address of your choice or if you decide to get it on the day of moving in at the apartment address without any further delay.
